Hello,
When you buy an apartment in Sweden, there is the buying price and the M?NADSAVGIFT, does it mean the fee taken by the Real Estate Agency or the fee you have to pay each month (in France they are called les charges) or does it mean another thing ? Thanks for your help |

Ok!
So, when you buy a bostadsr?tt in Sweden, you are actually buying into the cooperative and not buying the actual property, although you do "own" your apartment. There are still various rules your need to follow regarding some things. So, its a monthly charge covers a variety of things. Loans/interest When a cooperative is started and the tenants buy the apartment building they take a loan for the building. So a part of your avgift is to pay off your share of the loan and/or interest. Fund for repairs/maintenance. Most operatives save money for future repairs or future maintenance Such as repairs to the roof/windows or new washing machines. Some of your avgift may go to this. Trash collection - also needs to be payed for Heating, and water normally included in the avgift TV/internet sometimes also included in the avgift. So once again, what you need to remember is that with a bostadsr?tt your are buying into the cooperative that owns the building and therefore taking a share of the joint responsibilities and costs. So if you look at newer apartments the monthly charge is normally higher, this is due to larger loans on the building. Buildings the have been a cooperative for a long time normally have low monthly costs due to little or no loans. Hope this helps |

Do you have to pay this amount in person or is it taken automatically from your bank account every month ? And what happens if you fail to pay (don't have enough money in your bank account or you are away for several months) ? Sorry, I'm asking these questions because in my country (Algeria) we don't pay any avgift |

You normally get a monthly invoice from Bostadsr?ttsCentrum. If you don't pay it, eventually you'll be thrown out :-) You can set up an autogiro.
You can get thrown out because legally, I recall, it is the payment of the monthly fee that guarantees your right to use the apartment as a member of the association. |

So when you buy a bostadsr?tt (almost all privately owned apartments are), you costs consist of three parts:
Mortgage on the loan + avgift(service fee) + additional expenses(electricity, internet, heating, etc - these vary) So an apt that costs say 2.5msek could work out at around 8000 per month. |
